The project for the construction of 7 new residential units on the roof of a building to be totally recovered, seeks new solutions on contemporary living.
As a result of the recovery, splitting and transformation of a building into a residential one, part of the resulting useful area was transferred to the roof, also thanks to the flat-roof type and the static capacity of the existing structures to be treated and, in any case, to be consolidated in accordance with current anti-seismic regulations. The opportunity to refer to a client in search of new typological solutions that (in accordance with costs and construction logic) would generate attractiveness and interest in the market of the semi-peripheral area of Milan, led to the study of different forms of living recovering the suggestion of the type of independent villa. The drawing and the trace of the old and new structural “supports” have then determined a type of drawing of the “modern” house of the 20th century, from the American organic experiences to the more urban ones with European patios.
The 7 new units, with diversified open-air accesses, are equipped with an exclusive patio/terrace (some of them with private swimming pool) created between the living areas facing the private space and the blind parts of the neighbouring structures of another property. The different cuts range from studios (connected to the new apartments below as independent dependances), to apartments and three rooms, up to modular solutions with more rooms and bathrooms.
The architectural language always refers to that type of architecture of form and function with large living areas completely glazed, and night blocks and services designed in line, recognizable in their sequence and covered with reflective material. The new villas are connected in pairs, through a roof formed by special solar tubes for the production of domestic hot water, to mark with their trend the unity of the intervention and a new form of technological pergola.
Il progetto per la realizzazione di 7 nuove unità residenziali sopra il tetto di un edificio totalmente da recuperare, cerca nuove soluzioni sull’abitare contemporaneo.
Per effetto del recupero, frazionamento e trasformazione di un edificio a residenziale, parte della superficie utile di risulta è stata traslata in copertura anche grazie alla tipologia a tetto piano e alla capacità di portata statica delle strutture esistenti da trattare e consolidare comunque per le vigenti normative antisismiche. L’occasione di potersi riferire ad una committenza in cerca di nuove soluzioni tipologiche che (nel rispetto di costi e logiche costruttive) generassero attrattiva e interesse del mercato della zona semiperiferica di Milano, ha portato allo studio di diverse forme dell’abitare recuperando la suggestione del tipo a villa indipendente. Il disegno e la traccia degli “appoggi” strutturali vecchi e nuovi, hanno poi determinato un tipo di disegno della casa “moderna” del ‘900, dalle esperienze organiche americane a quelle più urbane con patio europee. Le 7 nuove unità, con accessi diversificati a cielo aperto, sono dotate di patio/terrazzo esclusivo (alcune anche di piscina privata) ricavato tra zone le zone giorno prospettanti lo spazio privato e le parti cieche delle strutture confinanti di altra proprietà.
I diversi tagli vanno dai monolocali (collegabili ai nuovi appartamenti sottostanti come dependance indipendenti), ai bilo e trilocali, fino a soluzioni modulabili con più camere e servizi.
Il linguaggio architettonico ha sempre come riferimento quel tipo di architettura di forma e funzione con le ampie zone giorno completamente vetrate, e i blocchi notte e servizi disegnati in linea, riconoscibili nella propria sequenza e rivestiti in materiale riflettente. Le nuove ville sono collegate in coppia tra loro, tramite una copertura formata da speciali tubolari solari per la produzione dell’acqua calda sanitaria, a marcare con il loro andamento l’unitarietà del intervento e un nuova forma di pergolato tecnologico.
